Terms & conditions

The rules governing how you can use the My Proper Home app and website.

These terms and conditions ("Agreement") govern your use of the My Proper Home mobile applications and website (together, the "Services") provided by My Proper Home Limited (the "Company", "we", "us"). By downloading, installing, accessing, or using the Services, you agree to be bound by this Agreement. If you do not agree with any part of this Agreement, you should not use the Services.

1. What My Proper Home is — and is not

1.1 My Proper Home is a software platform for managing residential property: tracking property chains, storing property documents and information, listing and browsing properties, and connecting movers with property professionals.

1.2 We are not an estate agent, letting agent, solicitor, conveyancer, surveyor, or mortgage broker, and we are not a party to any property transaction arranged between users. Professionals you find through the Services act for you under their own terms of engagement, not ours.

1.3 Nothing in the Services — including calculators, market data, checklists, guides, and AI-generated content — is legal, financial, tax, or surveying advice. Figures such as stamp duty and affordability estimates are indicative only. Always confirm with a qualified professional before acting.

2. Your account

2.1 You must be at least 18 years old to create an account or use the Services.

2.2 You must provide accurate information when registering and keep it up to date. You are responsible for keeping your credentials confidential and for all activity under your account, whether you sign in with a password, a passkey, or a third-party identity provider such as Apple or Google.

2.3 You can delete your account at any time from the app or via our account deletion page. Some records — for example support tickets and audit records — may be retained as described in our privacy policy.

3. Property chains

3.1 Chains link the transactions of multiple users. When you join a chain, other chain members can see information you contribute to it — including your display name, your property's details and status, task progress, and updates you post — so the chain can coordinate. Do not join a chain if you do not want this shared.

3.2 Chain information is user-reported. We do not verify task progress or statements made by other chain members, and completion indicators are not confirmation that a legal milestone (such as exchange or completion) has actually occurred.

3.3 Chain invitations and share links must only be sent to people genuinely involved in the transaction. We may remove chain members or dissolve chains that appear fraudulent or abusive.

4. Listings and property content

4.1 You are responsible for the accuracy and legality of any property information, images, and documents you add. If you market a property, you are responsible for complying with your legal obligations, including material information and consumer protection rules.

4.2 Publicly listing a property for sale through the Services is limited to verified estate agents. Properties added by other users are private to them and the people they explicitly share with (for example, chain members).

4.3 If you import a listing from a third-party website, you confirm you have the right to use that content (for example, it is your own listing or you act for the seller). Imported content remains subject to the source site's rights.

5. Business accounts, verification, and the directory

5.1 Business features (including agent onboarding, the agent CRM, client invitations, and business profiles) are for genuine property businesses. We check estate agents against public registers — including Companies House and redress scheme membership — before granting verified status, and we may refuse, suspend, or revoke verification at our discretion.

5.2 A "verified" badge means we completed our checks at a point in time. It is not an endorsement, recommendation, or guarantee of any business or individual, and it does not make us responsible for their work.

5.3 Information you publish on a business profile (name, contact details, service areas, and similar) is publicly visible in our directory. You are responsible for keeping it accurate.

6. Documents and e-signatures

6.1 You can store property documents in the Services. You keep ownership of your documents; we store and display them to operate the Services as described in section 8 and the privacy policy. Keep your own copies — the Services are not an archival or escrow service.

6.2 Where the Services offer simple electronic signatures, you are responsible for ensuring you have authority to sign, that an electronic signature is appropriate for the document in question, and for reading what you sign. We record signature evidence (such as the signer's name, time, and network address) as part of the signed record.

7. AI features

7.1 Some features use artificial intelligence to draft text, summarise information, suggest next steps, or answer questions. AI output can be wrong, incomplete, or out of date. You are responsible for reviewing AI-generated content before relying on it or sending it to anyone.

7.2 AI features must not be used to generate unlawful, misleading, or discriminatory content — including misleading property particulars.

8. Your content and our licence

8.1 You retain ownership of content you submit. You grant My Proper Home Limited a non-exclusive, royalty-free, worldwide licence to host, use, reproduce, modify, adapt, publish, translate, distribute, and display your content solely for operating, improving, and promoting the Services (for example, showing your listing to other users, or your updates to your chain).

8.2 The Services and all other content and materials are protected by intellectual property laws and belong to the Company or its licensors. You are granted a limited, non-exclusive, non-transferable, revocable licence to use the Services for personal use, or — where you hold a business account — for operating your business through the Services. Scraping, bulk-extracting, or reselling content from the Services is not permitted.

9. Third-party data and services

9.1 The Services incorporate data from third parties, including Companies House, HM Land Registry price-paid data, and Energy Performance Certificate records. This data is reproduced under its own licences (including the Open Government Licence), may contain errors, and may lag reality. We are not responsible for its accuracy.

9.2 Sign-in with Apple or Google, maps, and app store services are provided by their respective operators under their own terms.

10. Paid features

10.1 Some features may require payment or a subscription. Purchases made through the Apple App Store or Google Play are billed and refunded under the relevant store's terms. Prices and included features may change; changes take effect from your next billing period.

11. Acceptable use

11.1 You agree not to:

  • break any applicable law or regulation;
  • post content that is unlawful, harmful, defamatory, obscene, misleading, or infringes anyone's rights;
  • misrepresent who you are, your role in a transaction, or your business credentials;
  • use the Services to spam, harass, or defraud other users, or to harvest their personal data;
  • interfere with the Services, probe or test their security, or attempt unauthorised access to accounts, systems, or networks;
  • abuse free or automated facilities (including support channels, register lookups, and demo mode) through excessive or automated use.

12. Demo mode

12.1 Demo environments contain fictional data for evaluation. Anything you enter in a demo may be reset at any time and must not include real personal data.

13. Privacy

13.1 Our privacy policy explains how we collect, use, and disclose personal information — including account data, chain activity, documents, support requests, and automatic error reports — and our cookie policy covers cookies and similar technologies.

14. Service changes and availability

14.1 We are an evolving product: features may be added, changed, or withdrawn. The Services are provided "as is" and without warranties of any kind, whether express or implied. We do not warrant that the Services will be error-free, secure, or uninterrupted.

15. Limitation of liability

15.1 Nothing in this Agreement limits liability that cannot be limited by law, including for death or personal injury caused by negligence, or for fraud.

15.2 Subject to 15.1, and to the fullest extent permitted by law, the Company shall not be liable for: losses arising from property transactions between users or with professionals found through the Services; the acts or omissions of other users or of any verified business; inaccuracy of user-provided or third-party data; loss of profits, business, or opportunity; or any indirect or consequential loss arising out of or in connection with your use of the Services.

16. Suspension and termination

16.1 We may suspend or terminate your access to the Services, or remove content, where we reasonably believe you have breached this Agreement, where required by law, or to protect the Services or other users. Where practical we will tell you why.

17. Changes to these terms

17.1 We may modify this Agreement. For material changes we will give notice within the Services before the changes take effect; continuing to use the Services after that date means you accept the revised Agreement. The "last updated" date above always reflects the current version.

18. Governing law

18.1 This Agreement is governed by the laws of England and Wales. Disputes arising under or in connection with this Agreement are subject to the exclusive jurisdiction of the courts of England and Wales. If you are a consumer, you also keep any rights you have under the consumer law of the place you live.
