We match Land Registry sales on your street and postcode. Property type and condition aren't recorded by the Land Registry, so treat this as an area guide, not a survey.

How we work this out

We use only real prices HM Land Registry recorded when homes on your street and postcode actually sold — never asking prices.

  • Estimate = the median (middle) of those sold prices.
  • Range = the 25th to 75th percentile — where the typical sales sit.
  • Pick a property type (detached, flat, terraced…) and we compare only sales of that type — a flat and a detached house on the same street sell for very different amounts.
  • We leave out the Land Registry's “Other” category — commercial units, land and garages — so a nearby shop can't skew a home's value (unless you pick Other yourself).
  • If fewer than 3 homes sold on your exact street (or of that type), we widen to the whole postcode / all types rather than guess off a handful of sales.
